Job Summary: The Maintenance Technician is responsible for performing routine maintenance and repair tasks to ensure the proper functioning and upkeep of apartment complexes. This role involves addressing maintenance requests, conducting preventative maintenance, and ensuring a safe and comfortable living environment for residents.
Key Responsibilities:
- Maintenance and Repairs:
- Perform routine maintenance tasks such as plumbing, electrical, HVAC, and general repairs.
- Respond promptly to maintenance requests and work orders.
- Assist in troubleshooting and resolving maintenance issues.
- Preventative Maintenance:
- Conduct regular inspections of building systems and equipment.
- Perform preventative maintenance to extend the life of equipment and facilities.
- Maintain accurate records of maintenance activities.
- Safety and Compliance:
- Follow all safety protocols and procedures.
- Ensure compliance with local, state, and federal regulations.
- Report any safety hazards or maintenance issues to the Maintenance Supervisor.
- Team Collaboration:
- Work collaboratively with other maintenance staff and property management.
- Assist in training and supporting new maintenance team members.
- Participate in on-call rotation for emergency maintenance requests.
- Inventory Management:
- Maintain inventory of maintenance supplies and equipment.
- Assist in ordering and restocking supplies as needed.
- Ensure tools and equipment are in good working condition.
Qualifications:
- High school diploma or equivalent.
- Minimum of 1 year of experience in property maintenance or a related field.
- Basic knowledge of building systems, including HVAC, plumbing, electrical, and general construction.
- Strong problem-solving skills and attention to detail.
- Ability to work independently and as part of a team.
- Good communication and customer service skills.
- Valid driver’s license and reliable transportation.
Working Conditions:
- Ability to work flexible hours, including evenings and weekends, as needed.
- Ability to respond to emergency maintenance requests and requires on-call availability on a rotating schedule.
Physical Requirements:
- Ability to lift and carry up to 50 pounds.
- Ability to stand, walk, and climb stairs for extended periods.
- Ability to work in various environmental conditions, including heat, cold, and confined spaces.
