Job Summary
The Property Rehab Project Manager will ensure that the exteriors of the (12) properties managed by Bielinski Management are maintained and improved to be kept in “as new” condition, as well as the physical corporate office. They also work with the Regional Maintenance Manager to assess and implement the Rehabilitation program of all properties.
Duties and Responsibilities
This list of duties and responsibilities is not all-inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.
- Inspect properties on a regular basis to determine problems and schedule and/or perform regular exterior maintenance.
- Repairing and performing “punch-out” on all properties. This may include painting, drywall/siding work, small repair, landscape projects and clean up jobs.
- Inspecting the Bielinski corporate office on a regular basis to determine problems and schedule and/or perform regular maintenance.
- Working with outside maintenance crews to make sure actions are taken – painting, tree trimming, mowing, other maintenance as necessary.
- Assessing request for assistance with Regional Maintenance Manager to determine best methods to assess, schedule, and complete capital improvement projects.
- Working with Regional Maintenance Manager to determine capital improvement budgets. Perform RFQ process, supervise contractors, do final inspections, make final reports on repairs and renovation projects.
- Hire and supervise tradesmen during installations, repairs or maintenance (electricians, construction etc.)
- Inspect and maintain building systems
- Ensure adherence to quality standards and health and safety regulations.

- Strong Technical skills and knowledge and ability in a variety of crafts such as carpentry & landscape design
- Knowledge of health & safety practices and regulations
- Understanding of budgeting and performance management
- Excellent planning and leadership skills
- An eye for detail
- Competence with computers is preferred
- Excellent communication and interpersonal skills
Education and/or Experience
High School Diploma: Degree from vocational school will be a plus or relevant experience (minimum 3 years). Professional Certifications (e.g. CMRP or HVAC certified) are preferred.
Language Skills
An individual must be able to effectively resolve maintenance problems by often discussing matters with management and quality control personnel. Ability to use effective communication skills with all maintenance staff for the overall operation of the department.
Reasoning Ability
Ability to apply common sense understanding to carry out instructions in written or oral form. Ability to deal with problems involving several concrete variables in standardized situations.
