Adapting Floor Plans for Modern Living

Life changes constantly. Multitasking is the new normal. We fill our schedules with pick-ups and drop-offs. Appointments and errands. Texts, chats, and posts.

Between it all, we try to make space to spend quality time with friends and family.

To meet the changing needs of modern life, it only makes sense to change and modernize the homes we build. That’s been our approach for 65 years.

Where it all starts

Every Bielinski Homes design begins with the floor plan. A floor plan visually represents your home’s layout — helping you understand the function of each room and the flow of the entire space.

Two key factors influence the floor plan that’s right for you:

1. Lifestyle. The layout and features of the floor plan should take into account things like your family structure, who’s living in the home, and their ages. A family with young children, for instance, may need a designated play area or bedrooms grouped together instead of split on different sides of the home.

2. Affordability. Your budget plays a critical role in determining the square footage, materials, and finishes of any new home. Finding the right floor plan for you calls for balancing aesthetic, functional, and cost considerations.

Whatever your lifestyle or budget, our New Home Consultants help find the right plan for you. Bielinski Homes offers 50 different floor plans — all designed to make the most of every square inch. This lays the groundwork for a home that reflects your individual needs and style.

What’s trending

Recent trends in adaptable floor plan design reflect the shift toward family-friendly and flexible spaces. Features like mudrooms and dedicated home offices have become essential components of modern home design.

Once simply referred to as the utility room, the mudroom in many ways defines modern living. It’s now a giant drop zone and holding space for life: backpacks, coats, shoes, boots, hats, gloves, scarves, sports gear, keys, laundry, you name it. That’s a lot of stuff to keep organized.

The home office, meanwhile, has become essential for many families. Hybrid and remote work are commonplace. Being productive at home calls for a dedicated workspace where you can concentrate on the task at hand, away from interruptions and distractions. That’s why several of our adaptable floor plans include a home office today.

From a broader perspective, the long-term trend toward more casual living continues. Fewer and fewer families want a formal living or dining room anymore. Instead, they opt for more casual gathering and eating areas — often combined into one flexible, all-purpose space.

Any change that we make to a floor plan starts with understanding how people live. We keep our eyes and ears open at all times, drawing inspiration everywhere we can. That could come from walking down the street, driving through a neighborhood or having dinner with friends and asking them, “What do you like about your home? What don’t you like?”

Most importantly, we pay close attention to what our customers tell us. We review their feedback on a weekly basis with our new home consultants. This gives us invaluable insight, allowing us to make sure that every floor plan meets homeowner needs.

A closer look

The Skylar 2431 offers an ideal example of an adaptable floor plan design.

This plan shares the same basic layout and elements as the original Skylar floor plan (which Bielinski Homes first introduced as the Stratford). One big difference is the addition of a multigenerational suite option.

It features a bedroom large enough for both a king-size bed and sitting area, a walk-in closet and private bathroom. And, keeping accessibility in mind, the multigenerational suite is located on the first floor.

So if you’re living with aging parents, they can have their own individual living space. The same holds true for an adult child who’s returned home. It’s all about independence for everyone while living under the same roof.

Other modernized floor plans may involve a difference of just a few square feet. Usually, that means we’ve redistributed the space. Regardless, we base all home design updates on the way people live today, always looking out for emerging trends.
