Finding Your Foundation: Ranch Vs. Two-Story Homes

Choosing the right sized home all starts with the foundation. But, when it comes to choosing between a ranch and a two-story floor plan, people are often stumped.

Consider Your Family

Family matters — in more ways than one. Both the size and age of your family are important to consider when choosing a home.

For larger families, two-story homes often feature four bedrooms, where ranch homes offer three. So, with the more residents you have, the more likely you’re going to want a two-story home.

Along with the number of rooms, two-story homes are laid out with bedrooms in close proximity. This is perfect for families with young ones who still need a bit of supervision throughout the night.

There’s also the benefit of having bedrooms completely separated from other communal living spaces.

A ranch home may be a better option for those that like more space between the primary and secondary bedrooms. The split bedroom layout of ranch-style floor plans account for the independence that older children want.

Although all the bedrooms are on the same floor, the layout allows for privacy and seclusion.

Thinking Long Term

Before picking a floor plan, ask yourself what your future looks like.

  • ​If you want to grow your family, the two-story has plenty of space to help you reach that goal.

  • If you’re looking for a home you can grow old in, the ranch layout is a good fit.

Ranch homes are built with aging in mind.

With no stairs, open-concepts, and less individual spaces to worry about, ranch homes are built for mobility, accessibility, and ease.

Luxurious Lower Levels

Finished lower levels present opportunities for creativity.

Where two-stories are sometimes limited to finished rec rooms, due to their smaller footprint, ranch homes leave room for more options.

In ranches, the lower level is larger, meaning there is more space to work with. Some people turn their lower levels into small, apartment-style dwellings with a bar or kitchenette. Others add an extra guest bedroom alongside rec rooms. It’s all personal preference.

Economical Benefits

Finally, let’s talk about affordability. When it comes to price per square foot, the two-story home is the more affordable option — even when comparing the same amount of square footage.

Since ranch homes have larger foundations, they cost more per square foot. But with two-story homes, the foundation stays the same as you expand upward. There’s less restraint.
